We officially closed on our California house this afternoon. Ironically I have a contract on my old farm house in South Carolina this week. My neighbors have been after me to sell them the property for 10 years and finally made an offer I've accepted and expect to close on in the next two weeks.

Moving truck arrives on May 4, and I put the dog in the truck and my wife and I are driving two cars cross country over 5 or 6 days.

We were very fortunate. We purchased in a rare soft quarter in a frenzied California market in early 2001. We offered below asking which was unheard of here in those times. We took the house "as is" which sealed the deal. The place had gone up in value about 80% by 2006, but then of course plummeted. We still retained a sales price of about 33% over our purchase price. Tons of everyday folks out here that purchased between 2003 and 2007 are way underwater.

We actually had two offers on the house this time within 72 hours of hitting the market. One was for over our asking, and one was pre-approved within less than 1% of our asking so we took that deal.

Quite a surprising start in the division. The Tribe could be in first place after this evening. I'm going home to watch the Sox and the A's. I'll be rooting for Cespedes to get the game winning rbi.

We're likely going to rent a condo we've identified initially, but I'll be looking to buy soon. The condo we are renting has been for sale unsuccessfully for 33% less than the owners paid for it when it was new in 2004. I'd like to get a little closer to the beach, but if we get there and the owner we'll negotiate a bit I might make him an offer as I think the sales price is a nice deal for the community.

I may lean on Loufla for some local real estate bargain advice. He doesn't know yet, but I think my wife and I have to be moving to within 15 minutes of him, at the most.
